Help for move up home buyers who have outgrown the house
The house worked fine before the kids arrived. Now you need more bedrooms, a bigger yard or a different school district, and you have to sell one house while buying the next.
I live this too
My wife and I live in Crystal with our three boys. I know what it's like when the shoes pile up by the door, the bedrooms are full and the backyard feels small by June.
I also know that moving with kids means planning around school calendars, nap schedules and a dozen activities. I keep showings and decisions practical, and I won't push you into a house that doesn't fit how your family actually lives.
Before real estate I spent more than 10 years as a civil engineer. On every house we tour, I'll point out what I see in the roof, the grading and drainage, and the structure, so you can judge the house beyond the paint and the staging.

Ways to handle the timing
There is no single right order. It depends on your equity, your lender and how much risk you're comfortable with. Here are the common options we'd talk through.
Sell first
You know exactly what you have to spend and you're not carrying two mortgages. The tradeoff is you may need a short-term rental, or you can negotiate extra time after closing to stay in the house.
Buy first
You move once and on your schedule. This usually takes enough savings or approval to carry both homes for a while. Your lender tells you if that's realistic.
Offer with a home-sale contingency
Your purchase depends on your current home selling. It protects you, but some sellers prefer offers without it, especially on popular homes. Listing your home first makes this kind of offer stronger.
Bridge financing
Some lenders offer bridge loans, or you might use a home equity line of credit on your current house for the next down payment. Costs and rules vary, so talk with your lender before counting on it.
Line up both closings
Many families close on the sale and the purchase on the same day or a few days apart. It takes tight coordination between both title companies and lenders, which is my job.
How I run a sell-and-buy move
Start with the numbers
I estimate what your current home should sell for, and you talk with a lender about what you can buy. That tells us which timing options are realistic.
Get your home ready
I'll tell you which small fixes and cleanup are worth it before photos. Most families don't need big projects to sell well.
Search with a clear list
We set the must-haves (bedrooms, yard, garage, school district, commute) and I send matching homes as they hit the market.
Match the timelines
I negotiate closing dates, contingencies and any extra time in the house so both sides of the move fit together.
Close and move
I keep both transactions on track with the lenders, inspectors and title companies, and keep you posted along the way.
Shopping by school district in the northwest metro
For a lot of families, the school district matters as much as the house. One thing that surprises people: district lines don't follow city lines. Two homes with a Maple Grove address can be in different districts.
Around Maple Grove and the northwest metro, you'll run into these public districts:
- Osseo Area Schools (ISD 279)
- Wayzata Public Schools
- Elk River Area Schools
- Anoka-Hennepin Schools
- Robbinsdale Area Schools
I don't rank schools. Every family weighs things differently, and the districts publish their own information. What I do is check each home we look at against the district's own boundary lookup, so you aren't relying on a listing description. If a specific school matters to you, confirm it with the district before you make an offer.
"Mike helped us sell our house and buy a larger home. For every decision along the way he presented clear information and always patiently worked through the process with us, never pushing us..."
Start with what your current home is worth
Your equity decides a lot of your options. Check a value estimate below, or browse three bedroom homes for sale around Maple Grove.
What would your home sell for?
Enter your address. You'll see a likely selling range built from what the homes closest to you actually sold for, next to your county value and what you paid.
In every northwest metro city I track, the typical home sold for 7.5% to 16.6% above its county value last year. The number on your tax statement is probably low.
What's my home worth?
Start with your address. Takes about 30 seconds.
Uses public county property records. Works across the Twin Cities metro, Wright and Sherburne counties, and western Wisconsin.
This tool gives you a rough value range for your home. The best way to get a true market value is for me to come see it in person.
Frequently asked questions
Should I sell my house first or buy first?
It depends on your equity, your savings and what your lender will approve. Selling first gives you certainty on budget, while buying first means one move. I'll walk through all of your options with actual numbers.
How do people buy and sell a house at the same time?
Most line up both closings close together, use a home-sale contingency, or arrange extra time in their current home after it sells. Some use bridge financing. A lender can tell you which options you qualify for.
What is a home sale contingency?
It's a term in your offer that makes your purchase depend on your current home selling. It protects you from owning two houses, but sellers sometimes prefer offers without it, so having your home listed or under contract helps.
Can I use the equity in my house for a down payment on the next one?
Yes, that's how most move up buyers do it, either from the sale proceeds or through a bridge loan or home equity line before the sale. Ask your lender about costs and qualifying.
What school district is Maple Grove in?
Much of Maple Grove is served by Osseo Area Schools (ISD 279), but not all of it, and district lines don't follow city lines. Always check the specific address with the district's boundary lookup before you buy.
When is the best time to move with kids?
Many families aim for summer so kids can start the school year in the new house. That means starting the process in winter or early spring, since a sell-and-buy move can take a few months.
