Robbinsdale MN homes for sale: older houses, Crystal Lake and a real downtown
Robbinsdale has some of the oldest housing in the cities I cover, and one of my own listings. Here is the sale data and what I watch for.
Hennepin County property records, warranty-deed sales, Sep 2025 to Aug 2026.
4258 Islemount Place
I listed 4258 Islemount Pl in Robbinsdale at $299,900. It is a good example of what this city offers: an established block, a detached garage, and a price under the city's median.
A buyer purchasing their first home could qualify for a $15,000 first-time buyer grant through Old National Bank. Eligibility rules are the lender's call, so ask them directly if you qualify.

Crystal Lake and West Broadway
Crystal Lake sits on the east side of Robbinsdale, with a trail around it, and downtown is a short walk away. West Broadway is the main street, lined with local shops and restaurants, and it is where the city's summer festival, Whiz Bang Days, holds its parade. North Memorial's hospital campus is also here.
All 173 single-family sales in the county data were in Robbinsdale Area Schools (ISD 281). Confirm the assignment for the exact address with the district.
Townhomes run hot here
Robbinsdale had only 12 townhome sales in the year, but they closed at a median of $317,500, about 12.7% over county value. That is close to the single-family median. With so few for sale, buyers compete for them.
Single-family homes are the bulk of the market. The middle half sold between $285,000 and $365,000, and none of the 173 sales topped $1 million.

Buying a house built in the 1940s
Half the homes that sold here were built in 1949 or earlier. This is the order I work through one.
Walk the outside first
I look at grading, gutters and where water goes. Most wet basements start outside.
Look hard at the basement
Older foundation walls often show cracks. I separate the normal ones from the ones that need an engineer's look.
Scope the sewer line
An older line to the street can have roots or breaks. A sewer scope is cheap next to a repair.
Check the updates
Electrical, windows and finished spaces. If work looks homemade, I check the city's permit records.
Write the offer with all of that in mind
Then we decide on price and terms with real information, not a guess.

Enter your address. You'll see a likely selling range built from what the homes closest to you actually sold for, next to your county value and what you paid.
In every northwest metro city I track, the typical home sold for 7.5% to 16.6% above its county value last year. The number on your tax statement is probably low.
