Medina MN homes for sale: large lots and the highest prices I track
Medina is a small, high-end market with big lots and very few sales. Here is what a year of county records shows and how I price a house when comps are thin.
Hennepin County property records, warranty-deed sales, Sep 2025 to Aug 2026.
59 sales, and almost half over $1 million
Medina had 59 single-family sales in the year. Twenty-six of them closed over $1 million, and the middle half ran from $770,000 to $1.36 million. The median house that sold was built in 2004.
With so few sales spread over that range, there may be only two or three truly comparable houses for any given property. I spend more time on comps here than anywhere else: lot size, outbuildings, finishes and the school district all move the price. Homes typically sold about 7.5% over county value, the smallest premium of the cities I track, which tells me buyers at this level negotiate.

Hamel, Baker Park and a lot of open land
Hamel is the old town center inside Medina, and it still carries its own name. Baker Park Reserve, a Three Rivers park on Lake Independence, sits on the city's west side.
Much of Medina is zoned rural residential, and many of those properties run on private well and septic. On those homes I add a septic inspection and a water test to the normal inspection, and I check zoning with the city before anyone plans a barn, arena or shop.

How I price a Medina home
Start with the land
Acreage, usable ground and wet areas. Two five-acre lots can be worth very different amounts.
Find the real comps
Similar size, age, lot and district, even if that means going back further in time or into a neighboring city.
Adjust for what is special
Outbuildings, a pool, a finished lower level, a view. Each gets a number, not a guess.
Check the systems
Well, septic, roof and mechanicals. At this price, buyers' inspectors look hard.
