Dayton MN homes for sale: mostly new construction where two rivers meet

Dayton is where the Crow River meets the Mississippi, and most of its recent sales are brand-new homes. Here is the data and how I approach new construction.

New construction

Half the homes that sold were built in 2020 or later

That is the newest housing of any city I track. The middle half of single-family sales ran from $480,000 to $660,000, and none topped $1 million. Most buyers here are choosing between builders and floor plans, not between old houses.

New does not mean perfect. I still recommend an inspection on a new home, and I look closely at the grading. On a new lot the yard should slope away from the house, and settling after the first winter or two can change that. Read the builder's warranty, and know what it covers and for how long, before you sign.

The city

The Mississippi and the Crow

Dayton sits at the confluence of the Mississippi and Crow rivers, on Hennepin County's northwest edge. The Crow forms part of the line between Hennepin and Wright counties, and there is a public water access at the confluence. Elm Creek Park Reserve, the big Three Rivers park, borders the city.

If you are looking near the rivers, check the property's flood zone status with the city and your insurance agent before you write an offer.

"As first-time home buyers, we were unsure of what the process was going to be like. However, by the end of it, everything truly felt simple and easy."

What would your home sell for?

Enter your address. You'll see a likely selling range built from what the homes closest to you actually sold for, next to your county value and what you paid.

In every northwest metro city I track, the typical home sold for 7.5% to 16.6% above its county value last year. The number on your tax statement is probably low.

Yes. The median year built for single-family homes that sold was 2020, the newest of any city I track.

The median townhome sale was $351,200 across 12 sales in the period.

I recommend one. New homes can have grading, framing or finish problems, and finding them before closing or before the warranty ends is much easier than after.
