Three districts

Start with the address, not the city

Plymouth is split between several school districts, including Wayzata, Robbinsdale and Osseo Area Schools. Two houses a mile apart can sit in different districts. For a lot of families that matters more than anything else on the listing sheet, so I confirm the district for the exact address with the district itself before we write an offer.

The listing sheet will usually name a district. Treat that as a starting point, not the final word.

Condos

The lowest entry point is a Plymouth condo

Plymouth's condo median, $221,000, is lower than Maple Grove's. That surprises people. It is also the one category where I slow down the most, because the building matters as much as the unit. I want to see the association's budget, reserves and recent meeting minutes before a buyer is locked in. A special assessment for a roof or parking deck can change the math fast.

Medicine Lake, on the east side, is the city's best-known feature, and homes near it are a different price conversation entirely.

"I hit some snags with my preapproved lender and was worried about losing the deal. Mike quickly negotiated to extend closing and found another lender, keeping my dream purchase on track."
