I'm Mike Juliff, a Realtor and licensed civil engineer based in Maple Grove. I help buyers across the Twin Cities find a home, check it like an engineer would, and close without surprises.

Why an engineer

I check the house, not just the listing photos

Before real estate I spent more than ten years as a civil engineering consultant. I'm still a licensed Professional Engineer. That training shows up on every showing.

On the first walkthrough I'm looking at the things that cost real money later:

  • Cracks in the foundation and which ones matter
  • Grading and downspouts that send water toward the house
  • Signs of water in the basement
  • Work that looks like it skipped a permit or misses code
  • The age of the roof, furnace and water heater

If a house has a problem, I'll tell you, even if it means we keep looking. You still hire a licensed home inspector. I just help you avoid falling for the wrong house first.

"He provided a ton of helpful feedback for each property we toured and was always objective (including the reasons to not buy certain properties). He was never pushy/salesy while still providing the right level of guidance."

How buying a home with me works

Here is the order things happen in, from the first call to the keys.

  1. Talk it through

A free, no-obligation call or coffee. We cover budget, timing, the areas you like and what the house has to have.

  2. Get pre-approved

Use your own lender or I'll connect you with local lenders I trust. Ask them for a good, better and best scenario so you know your real range, and get a pre-approval letter so sellers take your offer seriously.

  3. Search and tour

I set up saved searches so new listings reach you right away, and I tour homes with you. We narrow the list as we go.

  4. Write a strong offer

I find out whether the seller has other offers and what they care about, then we set price and terms that compete without overpaying.

  5. Inspection

The purchase agreement gives you a short window for a home inspection. I go through the report with you and negotiate repairs or credits if needed.

  6. Appraisal and title

Your lender orders an appraisal to confirm the value. A title company checks for clear ownership and prepares the closing documents.

  7. Final walkthrough and closing

We walk the house shortly before closing to confirm it's in the agreed condition. Then you sign, pay closing costs and get the keys.

Questions

Frequently asked questions

How much do I need for a down payment on a house in Maple Grove?

It depends on the loan. FHA loans allow as little as 3.5 percent down, some conventional programs allow 3 percent for first-time buyers, and VA and USDA loans can be zero down for eligible buyers. You also need money for closing costs, so ask your lender for a full estimate.

Do I need a mortgage pre-approval before I tour homes?

You can look at homes without one, but you should have it before you make an offer. A pre-approval tells you your real price range and shows the seller you can close. Most sellers expect to see the letter with your offer.

Does it cost anything to use a buyer's agent in Minnesota?

We sign a written buyer agreement before we tour, and it spells out how I'm paid. In many deals the seller ends up covering some or all of that, but it's negotiable. I'll walk you through it on our first call so there are no surprises.

How long does it take to buy a house in Minnesota?

The search takes as long as it takes. Once your offer is accepted, closing commonly happens in about 30 to 45 days, depending on your loan and the terms we agree to.

What areas near Maple Grove should I look at?

Plymouth, Rogers, Osseo, Champlin and Brooklyn Park are all close and each one has a different mix of price, lot size and age of homes. I work all of them, plus the wider Twin Cities. Widening your search by 20 to 30 minutes can open up newer construction and better prices.
