How selling your house with me works

Ten steps on paper. Here they are in plain order.

  1. Walk the house together

I come over, see the home and hear your timeline. We talk about where you're moving next.

  2. Set the price

I build a Comparative Market Analysis from recent sales near you and current competition, then we pick a list price based on the numbers. If you prefer a quick sale, I will provide a cash offer from one of my investors.

  3. Prepare the home

Declutter, deep clean and fix the small stuff. I'll tell you which improvements tend to pay back and which to skip. If your city requires a point-of-sale inspection, we handle it up front.

  4. Photos and staging

I coordinate professional photography and staging advice so the listing looks its best from the first day.

  5. List and show

Your home goes on the MLS and the major home search sites. I coordinate showings and open houses. If you prefer to keep your home off market, I will make a connection to someone in my database who is looking for a home just like yours.

  6. Review offers

We compare price, contingencies, financing type and closing date, not just the top number. With multiple offers, I may suggest an offer deadline or ask for highest and best.

  7. Inspection, appraisal and closing

I handle the buyer's inspection requests, track the appraisal and work with the title company until you sign and the funds are sent to you.

Before buyers see it

An engineer's walkthrough before the buyer's inspector

I'm a licensed Professional Engineer with more than ten years in civil engineering consulting. When I walk your house before we list, I look at it the way the buyer's inspector will.

That means you hear about a drainage issue, a cracked foundation wall or an old water heater from me first, while you still have time to fix it, price for it or disclose it on your terms. Surprises after an accepted offer are where deals fall apart or get renegotiated.

Minnesota requires sellers to disclose known material facts about the property. I'll walk you through the disclosure form, and your attorney can answer anything legal.

"We ended up selling our house with an offer over asking price the second day on the market, he went above and beyond and actually puts in the effort to help find the right buyer."

Staging: how much does your house need?

Staging helps buyers picture themselves in the home. It doesn't have to mean renting a truckload of furniture.

Documents to gather before you list

Having these ready makes the listing and the closing go faster:

  • Title and deed
  • Mortgage payoff statement, if you have a loan
  • Recent property tax statements
  • A year of utility bills (buyers often ask for averages)
  • HOA documents, fees and rules, if you have an association
  • A list of improvements and repairs with dates, receipts and warranties
  • Any pre-listing or city inspection reports
Home value

What would your home sell for?

Enter your address. You'll see a likely selling range built from what the homes closest to you actually sold for, next to your county value and what you paid.

In every northwest metro city I track, the typical home sold for 7.5% to 16.6% above its county value last year. The number on your tax statement is probably low.

What's my home worth?

Start with your address. Takes about 30 seconds.

Uses public county property records. Works across the Twin Cities metro, Wright and Sherburne counties, and western Wisconsin.

Questions

Frequently asked questions

How much is my house worth in Maple Grove?

Start with the free home value tool on this page. It uses public county records for a quick estimate. For a real list price, I'll walk the house and build a Comparative Market Analysis from recent nearby sales.

Should I fix things before selling my house in Minnesota?

Fix the small, visible things like leaky faucets, chipped paint and broken handles, and take care of anything that would scare a buyer's inspector. Big remodels rarely pay back right before a sale. I'll tell you which projects are worth it for your house.

Do I have to disclose problems when I sell a house in Minnesota?

Yes. Minnesota law requires sellers to disclose known material facts that could significantly affect a buyer's use or enjoyment of the property. I'll help you with the disclosure form, and a real estate attorney can answer specific legal questions.

Can I sell my house and buy another one at the same time?

Yes, and it's common. The options include making your purchase contingent on your sale, negotiating a later closing or a short rent-back, or using bridge financing from your lender. We pick the approach that fits your money and your timeline.

Is home staging worth it when selling in Maple Grove?

Basic staging almost always is, because it costs little and helps photos and showings. Full-service staging makes more sense for a vacant home, an unusual layout or a slower market. I'll tell you honestly which one your house needs.
