Rogers MN homes for sale: newer houses, more land, I-94 at the door
Rogers is where the northwest metro starts to open up. More acreage, more shops and pole barns, and a different set of things to check before you buy.

A small city that got a lot bigger
Rogers took in all of Hassan Township on January 1, 2012. That annexation is why the city has two personalities: newer subdivisions near I-94 and a lot of rural land stretching west toward the Crow River.
The market is smaller than Maple Grove's. 123 single-family homes sold in the year, so one or two big sales can move the median. I look at the specific comps, not the city average, when we price a Rogers house.

Buying a Rogers home built in the last 15 years
47 of the 123 single-family homes that sold were built in 2010 or later, with a median sale of $535,000. Homes built from 1990 to 2009 were the biggest group, 66 sales at a median of $475,250. Only 10 sales were older than 1990.
Newer does not mean nothing to check. On a newer Rogers house I look at:
- The builder warranty. Minnesota law gives new homes a warranty: one year for workmanship, two years for plumbing, electrical and heating systems, and ten years for major construction defects. Find out how many years are left and whether anything was already claimed.
- Grading and drainage. New subdivisions settle. Low spots and downspouts that empty toward the house show up in the first few years.
- The HOA. Many newer neighborhoods have one. Read the rules on sheds, fences and outbuildings before you plan a shop.

A small market with a busy spring
Rogers had 16 single-family sales in May and 16 in June, and only 4 or 5 a month in December, January and April. With that few sales, one high-end closing can swing a month's median by $100,000, so I price Rogers homes off the closest comparable sales, not the monthly average.
If you are selling, listing ahead of the late-spring rush puts you in front of buyers before the most competition shows up. If you are buying, the slow winter months are when you have the most room to negotiate.
What I check on acreage
This is where my civil engineering background earns its keep. On a rural Rogers property I look at things a standard showing skips:
- Well and septic: age, last inspection, and what a replacement could cost.
- Drainage: where water goes in a heavy rain, and whether any of the lot sits low.
- Outbuildings: whether a shop or pole barn was permitted, and what the city allows you to do with it.
- Shop rules: an HOA in a newer subdivision may limit outbuildings even where the city allows them.
- Zoning: what the parcel is zoned for, which I tell clients to confirm with the city.

What would your home sell for?
Enter your address. You'll see a likely selling range built from what the homes closest to you actually sold for, next to your county value and what you paid.
In every northwest metro city I track, the typical home sold for 7.5% to 16.6% above its county value last year. The number on your tax statement is probably low.
