Corcoran MN homes for sale: new subdivisions, rural lots and room for a shop
Corcoran is part new construction and part farm country. Here is what a year of sales looks like and what I check on a rural parcel.
Hennepin County property records, warranty-deed sales, Sep 2025 to Aug 2026.
New subdivisions and old farm parcels
Corcoran only had 60 single-family sales in the year, and half of them were in homes built in 2016 or later. Most of those are in newer neighborhoods. The rest of the city is rural: homesteads, hobby farms and acreage, with steady growth around them.
That mix is why the middle half of sales runs from $510,000 to $800,000, and why three sales topped $1 million. With only 60 sales, a few big properties can move the median, so I compare similar houses rather than leaning on the city number.
Shops, pole barns and acreage
Corcoran is one of the places I send people who need a shop or pole barn for a business, equipment or a serious hobby. Rules on outbuildings depend on the zoning and lot size, so I check with the city before anyone counts on building one.
The city's own documents say most homes here rely on private septic systems, and many rural parcels have private wells. That changes the inspection list.

What I check on a rural Corcoran property
Septic
Age, type and condition, with a septic inspection by a licensed inspector. A replacement is a major expense.
Well
Water testing and the well's age and depth. A lender may require a water test.
Drainage and wet ground
Low spots, standing water and how the land drains. This is where my civil engineering background helps most.
Zoning and outbuildings
What you can build, and whether existing buildings were permitted. The city is the final word.
Survey and boundaries
On acreage, fences and driveways do not always match the property line.
Four school districts, close to evenly split

What would your home sell for?
Enter your address. You'll see a likely selling range built from what the homes closest to you actually sold for, next to your county value and what you paid.
In every northwest metro city I track, the typical home sold for 7.5% to 16.6% above its county value last year. The number on your tax statement is probably low.
