Why I can talk about Crystal without a script

I live in Crystal, so this page is less of a sales pitch and more of a report on my own city. It is small, close to Minneapolis, and full of houses that a lot of people can still afford. Crystal Airport, a small general aviation field, sits inside the city limits.

Every one of the 278 single-family sales in the county data was in Robbinsdale Area Schools (ISD 281). Still, confirm the school assignment for the exact address with the district before you buy.

1950s houses

What I check in a house built around 1955

Half of the homes that sold here were built in 1955 or earlier. Ramblers and story-and-a-halfs from that era are solid houses, but they are 70 years old. Before I was a Realtor I spent more than ten years as a civil engineer, so these are the things I look at on the first walkthrough:

  • The sewer line. Older lines to the street can crack or fill with roots. I usually recommend a sewer scope on top of the regular inspection.
  • Grading and water. Ground that slopes toward the foundation is the most common cause of a wet basement I see.
  • Foundation walls. Some cracking is normal. Horizontal cracks or bowing are not, and they change the conversation.
  • Past updates. Finished basements and newer electrical are great if they were permitted. I check the city's records when something looks homemade.
