Brooklyn Center MN homes for sale: the lowest prices in this part of the metro

Brooklyn Center had the lowest single-family median of the cities I track, and four school districts within one small city. Here is the data and how I handle both.

Reading the numbers

Half the houses sold within $50,000 of each other

The middle half of single-family sales closed between $290,000 and $340,000, the tightest band of any city I track. The median house that sold was built in 1958, and none went over $1 million. When prices are this consistent, the condition of the house decides the deal. Two houses on the same street can be $40,000 apart because one has a new roof and the other needs one.

Townhomes were a real option too: 33 sales with a median of $216,900, about 5.1% over county value.

Four school districts in one city

Single-family sales in the county data, by school district. The city name does not tell you the district, so check every address.

How I check the district for a Brooklyn Center address

  1. Read the listing

The MLS sheet names a district. I treat it as a starting point only.

  2. Check the county record

Hennepin County property records list the school district for each parcel.

  3. Confirm with the district

If the school matters to you, call the district or use its address lookup before we write an offer.

Investors

Why the numbers draw investors

Lower prices and steady demand are what rental investors look for, and I hear from a lot of them through BiggerPockets. For any rental I build a spreadsheet of expected rent, taxes, insurance, repairs and financing, so the decision is about the math. Check the city's rental licensing rules before you buy, and ask your accountant about the tax side.

In every northwest metro city I track, the typical home sold for 7.5% to 16.6% above its county value last year. The number on your tax statement is probably low.
